Nicholas J. Zinni is the Chairman & C.E.O. of Nicholas Properties & Developments, Inc. NP&D was developed in part from
the Zinni family businesses and assets that included hospitals, office buildings, banks, commercial and various other
industries founded by Nicholas’s grandfather. Mr. Zinni has nearly two decades of experience in commercial
property development and investments and is the sole driving force of the success of Nicholas Properties & Developments, Inc and its
Investments.
Mr. Zinni learned the family business early on, everything from cutting grass at the family properties to
development and property management. He started NPD, Inc. at the age of 30 with much knowledge and very few
contacts or funds. He began to develop residential projects that consisted of subdivisions, raw property
development and hotels assets.
Nicholas Properties & Developments, Inc. Started off as a dream from the mind of a young boy while working for his family in Richmond Heights, Ohio. This dream has since long evolved into a great development company that developments on the residential and hospitality industry throughout the United States of America.
In 1958 my Grandfather, Dr. Jerry A Zinni was a general surgeon who came from Italy as a child with his parents that where not well versed in the American ways as of yet. Though quickly developed into the dream that they have always wanted for themselves as well as for their 4 children. My Great Grandfather was a custom suite maker of fine Italian made suits. Hs started in his basement and worked hard and well to build his little empire into an Ohio well known business. All well and good, he chose to put his children through college and 2 of the 4 through medical school to become surgeons and progress in the lives that they all had dreamed of for themselves.
As the years of schooling had moved forward my grandfather graduated and open his practice in the suburb of Cleveland, OH. name Collinwood. As time had moved forward there were no areas to practice in hospitals in Ohio for Doctors of Osteopathic (DO) physicians to go and use their talents that school had afforded them. In 1960 my Grandfather had purchased a very large piece of property that would afford his dream to open a DO hospital for these physicians to be able to practice and also be able to open their own private offices to see the patients that they were identifying as their patients and friends of the community.
In 1961, a year after the property was purchase and plans were approved the construction of one of Ohio's first hospitals for DO’s was born and ready to be constructed. The Hospital and my grandfather's dream had taken flight and ready to give those a well needed place for DO’s to practice. The construction took only 2 years to build while all this time one questions was on the mind of all who was wondering how this financially came to light...bond sales. At this time of building and new to how it all worked, the only way for one to gather enough funds were to sell bonds to friends, neighbors, family and investors. The dream was alive and the bond holders were paid back ahead of schedule and the facility became free and clear to my grandfather.
As time grew and as my grandfather became more in need of his talents as a doctor and as well a friend in the community, the desire for his patients and his physicians was growing in a manner of unexpectability. He was excited and thrilled to see the dream expanding in ways he could have only dreamed of in these beginning years. The hospital went through a expansion in 1972 and became a 220-bed facility that was considered one of the top privately owned hospitals in Ohio of its time. He was wanted by all of facility for his talents of a surgeon and of his developments expertise for what he built and how he accomplished his dreams. In 175, the Cleveland Clinic Foundation looked to Dr. Zinni for advice and for his knowledge of medicine and development.
While all of this going on and his need to be closer to the hospital in the time s of being on-call or in need of a late-night surgery, my grandfather decided to build a apartment building next to the hospital for quick access to the needs thst needed to be filled in these times of emergencies. This was just one of many residential developments that he created with the knowledge of what he developed at this time and to come. It stated with a 62-unit apartment building then came a medical office build which grew to residential project that grew all over the Country. He founded banks and commercial property as well as hospitality, the developments expertise had no limit. His projects both involved partnerships and also those that were done on his own, we were brought up by them to share the wealth as there was plenty to go around and share with all.
In 1969 I was born, Nicholas Zinni and was the oldest grandchild to my Father's side of the family, I was not an easy child yet they did the best that they could. I was born with a defective Kidney and at 4 weeks old I was rushed into surgery as my Grandfather assisted and watched. I was released and was brought home to only have been born small and underweight, yet I was strong and with a determination to make great things happen in my life to come. I grew up understanding that I was either going to be a doctor or a developer, to be honest I had always wanted to be a surgeon. Yet after empiercing what my grandfather taught me while walking the project sites with him, I immediately fell in love with the development of property and watching nothing turn into something. To see a building being built, the steel constructed, the walls being nailed to the studs and all of transforming into such artistic renderings was amazing.
I did what every child does, he works for the family and then there comes that time when he finally feels the need to go out on his own. This what I did, I started selling construction equipment in 1996 for one of the world's largest companies and proving that I can do it, that I can make a difference in many ways. I grew my clients to the largest in my district and was named by many firms as there “go-to-guy" for all their needs. Yet I still had the desire to be on my own, to have the dream that my grandfather did and build for myself and for others. To create great landscape in the sky and be able to look at my projects with such grace and accomplishments that would live on forever. In 1999 while selling for the largest company in the world I decided over an afternoon of skiing at Holiday Valley Ski Resort in Ellicottville, NY that I was ready to take the leap and get on my own...so I did it! I stated small and I had several failed attempts and yet I kept coming back and pushing forward, it was tough selling construction equipment during the day and then doing development in the evenings. Though I knew with working hard and with determination and devoting my efforts to my dream I would be able to continue my grandfather's legacy and respect what he as well built for me and for our family.
